TERRA conducted a feasibility study and assisted with the entitlement process for the Rush Oak Brook Orthopedic Center, a 3.5-acre site located in Oak Brook, Illinois. The new 103,000-square-foot ambulatory surgery center and medical outpatient building includes a 4-story, 500-car parking structure situated on a challenging site.
The proposed site was studied to review anticipated demand for stormwater detention and utility connections necessary to support the proposed development and prepared a feasibility study intended to assist in the evaluation of the proposed site. Aditionally, TERRA developed a preliminary grading, site utility and stormwater management plan to assist in the planned development review process with the Village of Oak Brook. The preliminary planning efforts included detailed cost opinions for construction.
TERRA also prepared a zoning analysis and schematic landscape plan for use in the Village of Oak Brook’s entitlement process. The proposed plan focused on providing an aesthetic entrance to the facility, while establishing a natural screen along the facade of the parking structure that satisfies Village requirements. The plan also included a naturalized treatment for the stormwater management facility, utilizing a native mix of mesic and emergent seed and plugs to establish the detention areas as an amenity to the site. The proposed plant palette for the site balanced function with ornament, utilizing drought tolerant, native plant material which minimizes the need for maintenance while establishing a distinct character for the development.
